Expired and stale listing specialist

Your listing expired. Your home did not fail.

Most homes that come off the market unsold were not bad homes. They were priced, presented, or positioned in a way buyers never responded to. A relaunch built on a clear diagnosis changes the result.

I'm Morgaen Coleman, The Listing Strategist, a Realtor with Keller Williams Domain, serving Metro Detroit.

A second launch, done right, is not a repeat. It is a correction.

When a Rochester home sold for $1.4M in December 2024, the home had not changed. The strategy had: fresh pricing grounded in current sales, presentation that matched the price point, and a launch timed to put the home in front of buyers as something new. That is the work I do for expired and stale listings across Metro Detroit, at every price point.

Why good homes sit

Buyers decide in the first days on the market. When a listing misses, the reason is almost always one of a short list of fixable problems.

What usually goes wrong

  • Priced on hope, not on salesThe list price was set from what the seller needed or what a neighbor asked, not from what comparable homes actually sold for.
  • Presentation below the price pointDark photos, cluttered rooms, and deferred repairs tell buyers the price is negotiable before they ever visit.
  • The wrong buyers saw itWeak listing copy and poor positioning put the home in front of people who were never going to write an offer.
  • Feedback was ignoredShowings gave clear signals about price and condition, and nothing changed in response.
  • Stale days on marketThe longer a home sits, the more buyers assume something is wrong with it, and the lower the offers go.

What a relaunch changes

  • Pricing rebuilt from the evidenceA fresh comparable sales analysis, adjusted for condition, sets a price buyers and appraisers can support.
  • Presentation that earns the priceTargeted fixes, staging direction, and professional photography that matches the asking price.
  • Positioning rewritten for the right buyerNew copy, new lead photo, and a story about the home aimed at the buyer most likely to pay for it.
  • A real launch, not a quiet returnTiming, exposure, and outreach planned so the home re-enters the market as a new event, not a rerun.
  • A weekly feedback loopShowing feedback and market response reviewed every week, with adjustments made while they still matter.

  2. Presentation reviewYour photos, room by room, compared with the homes buyers chose instead.
  3. Copy and positioning reviewHow your listing described the home, and whether it reached the right buyer.
  4. Exposure and activity reviewDays on market, showing activity, and price changes read as one story about buyer response.
  5. A written relaunch planWhat to fix, what to keep, what price the evidence supports, and the order to do it in.

Selling a home that has to move this time

Whether your listing expired last month or has been sitting while life moved on, the path back to the market starts with honesty about the first attempt, then a plan built on current numbers.

  • Pricing strategy first. Every recommendation is tied to recent comparable sales, stated plainly.
  • Preparation with a budget. Fixes ranked by return, so money goes where buyers actually pay for it.
  • Launch and follow through. Professional presentation, planned exposure, and weekly updates on showings, feedback, and next steps.
  • Contract to close support. A dedicated transaction coordinator keeps paperwork, deadlines, and inspections on track to closing.

Talk About Buying

Where I work

My work centers on three counties across Metro Detroit: Oakland, Wayne, and Macomb. Expired and stale listings do not respect county lines, and neither does my relaunch work.

Oakland County

My home base, and where I am deepest. My farm focus is the luxury corridor: Bloomfield Hills, Rochester, Lathrup Village, and Birmingham, with move-up and luxury work across the county.

Wayne County

From Detroit's historic neighborhoods to Canton, Plymouth, and Livonia, Wayne County listings sit for the same fixable reasons: price, presentation, and positioning. My audit reads all three.

Macomb County

Warren, Sterling Heights, Clinton Township, and the lake corridor toward St. Clair Shores. Varied housing stock means pricing here lives or dies on choosing the right comparable sales.

My farm: the luxury corridor

Bloomfield Hills, Rochester, Lathrup Village, and Birmingham are the streets I know best: the comps, the blocks, and what buyers actually pay, street by street.

Bloomfield Hills

Estates on wooded, rolling lots, lakefront homes, and some of the most valuable residential land in Michigan. Buyers here are discerning and inventory is thin, which makes every pricing and presentation decision count double.

Luxury listings expire here when they are priced on ambition instead of the small set of truly comparable estate sales, or when the photography and copy present an estate like an ordinary listing. My audit rebuilds the price from the evidence, and the relaunch presents the home at the level its price demands.

Lathrup Village

A small, historic city with distinctive architecture, mature trees, and homes with real character, from English revivals to colonials along winding streets. Buyers come to Lathrup Village for that character, and they pay for homes that present it well.

Listings here sit when character is priced like square footage alone, or when presentation hides the details buyers are paying a premium for. A relaunch in Lathrup Village leads with the architecture and the street, and prices from the small set of truly comparable sales.

Rochester

A historic downtown, top-rated schools, and neighborhoods that range from in-town colonials to estate subdivisions across Rochester and Rochester Hills. Demand here stays deep, so a well priced, well presented listing rarely waits long.

Rochester is where my relaunch playbook proved itself at the top of the market: a home that sold for $1.4M in December 2024 after the strategy changed, not the house. When a Rochester listing expires, the cause is rarely the home. It is price, presentation, or positioning, and my audit will tell you which.
